A Catch of a Deal: Securing Prime Real Estate for Long John Silver’s

The Search for the Ideal Location

Our client approached us with a clear goal: they wanted to open a new Long John Silver’s in a specific area. They had their sights set on a prime, high-traffic location to ensure maximum visibility and customer convenience.

After assessing the area, agents Joe Grisanti and Paul Grisanti identified an intriguing corner property—a former car dealership that had gone out of business. Its location was perfect, but there was one significant challenge: the owner wasn’t particularly eager to sell.

Reeling in the Deal

Tracking down the property owner was the first step. We engaged in a series of negotiations, exploring possibilities for a purchase. However, the owner had  strategic reasons for wanting to keep the land, making an outright sale unappealing to them.

Understanding our client’s flexibility, we pivoted to a creative solution: a long-term lease. After thorough discussions, we secured a 20-year lease agreement for the land, with four options for 5-year renewals. This arrangement gave our client the stability and long-term security they needed to move forward with confidence.

Building the Future

With the lease finalized, Long John Silver’s  demolished the existing buildings and constructed a brand-new restaurant in 2025. The redevelopment transformed the site, breathing fresh life into the area while meeting the community’s demand for quick, delicious seafood.
