As a Certified Commercial Investment Member (CCIM), principal broker Paul Grisanti is well-versed in the fundamentals of analyzing and marketing investment properties. Our agents will assist investment property sellers with compiling and presenting the information that investment buyers need to evaluate a deal. This includes creating Annual Property Operating Data (APOD) sheets based on a property’s income and expense reports. APODs are an easily digestible format that makes decision-making simpler for buyers. When we represent investment buyers, we will build APODs for them as well if the information from the seller is not easily understandable.

Within the investment sales sector of the business, Grisanti Group has experience with sale-leaseback transactions. These are transactions in which an owner/operator decides to sell their property to an investor while continuing to operate at the property by way of signing a lease with the buyer who becomes the seller’s landlord. Owners seek sale-leasebacks for several reasons, but most typically these are done in order to free up capital for business growth projects or as part of an owner’s long-term retirement planning.
